Located at the corner of State Street at 61st Street in the City of Huntington Park, this public-private partnership will create nine (9) townhomes.  The townhomes are affordable to working families making at or below 80% of the Area Median Income. Azure Community Development is developing this project, in partnership with the City of Huntington Park, the County of Los Angeles, California Department of Housing and Community Development,  and the US Department of Housing and Urban Development.

Apply in 4 Easy steps

Step 1: Submit an Interest Form during the Application Period. Applications open only from March 9, 2026 at 8 am to March 20, 2026 at 5 pm.
Step 2: The Amada Homes Lottery
All completed Interest Forms will be assigned a randomized number and entered into a digital drawing or “lottery”. Please visit www.hpcalhome.com or www.azuredevelopmentco.com for details on where to watch the Public Livestream Lottery, which will take place on March 31 beginning at 5:00 PM.
Step 3: APPLICATION & QUALIFICATION
Selected lottery households must submit documentation and work history to verify eligibility.
Step 4: CLOSE ESCROW ON YOUR NEW HOME
The first 9 homebuyers, drawn from the lottery, to document their eligibility and close escrow by July 30, 2026 will be offered a 3 or 4-bedroom home at Amada Homes.

PROGRAM GUIDELINES

DOWNPAYMENT ASSISTANCE

PROPERTY AVAILABLE FOR PURCHASE
  • Seven (7) Three-bedroom units of approximately 1,622 square feet over three-levels
  • A four-bedroom unit of 1,758 square feet over three-levels
  • A fully accessible or ADA unit of 2,237 square feet over two-levels with four-bedrooms
PROPERTY AVAILABLE FOR PURCHASE
The Purchase Price will be dependent on the unit size, your family size and income.
Household cost includes:
  • Primary Mortgage Cost
  • HOA Dues
  • Property Insurance Cost
  • Property Taxes
BUYER REQUIREMENTS
  • Buyer must use the purchased home as a primary residence.
  • Buyers must contribute at least 3% of the Purchase Price from their own funds.
  • Applicants must be first-time homebuyers (no homeownership within the last 3 years).
  • Must be able to qualify for a conventional mortgage applied towards the Purchase Price.
  • Complete a CalHome approved Homebuyer Education Class, if selected.
  • Family household income must be verified and cannot exceed 80% of the Los Angeles County Area Median Income (AMI) as shown below. No exceptions are allowed.
VERIFICATION
If selected, in order to successfully close escrow you will need to provide copies of the following along with your completed application:
  • Three (3) Paycheck Stubs and Verification of Employment
  • Federal and State Tax Returns for the last three (3) years
  • Three (3) Most Recent Monthly Bank Statements
  • Three (3) current Utility Bills or Rent Payment receipts
  • Proof of Family Size
  • A Credit Report and Score above 600
  • Lender Prequalification Letter for First Position Mortgage
